Title Insurance helps to de-risk real estate transactions whether it’s commercial or residential or purchase or refinance.

What is title insurance?
Title insurance is a type of insurance that protects the buyer if there is ever any dispute regarding ownership of the property. The policy covers many defects or clouds on title.
Purchasing title insurance provides peace of mind for buyers and sellers. When you purchase a home or apartment, you only have a small picture of its history. If there are liens or outstanding judgments against the property, it could prevent you from obtaining financing or selling your property at a fair price or cause you to be responsible for satisfying a previous owner’s debts.
Title Insurance is designed to protect you from problems with the transfer of property, such as:
- A tax lien on the property
- Forgeries and Fraud
- Lack of evidence that a mortgage exists
- Mechanic’s liens
- Claims to title from previous owners or heirs
Two Major Types of Title Insurance
Owner’s/Homeowner’s policy: This type of policy protects the buyer’s investment.
Lender’s policy: This type of policy protects a lender and their investment.
Our Detroit Title and Escrow Services
Title agencies offer clients marketable title via owner's policies and loan policies. We do so by performing a public search of records associated with the buyer, seller, and property address to determine what liens or defects exist, then we provide curative services to remove these defects or clouds on title. Finally, we use settlement statements to provide an accounting of real estate transactions. We then receive and send money to the rightful recipients.
