Spring has traditionally been accepted as the kickoff season for home sales. But when should you actually begin the process of “selling your home” in order to sell by the time the tulips pop through?

Here are just a few things you’ll want to consider and prepare for before your home sells:

- What do you need to do as far as packing up, organizing, de-cluttering, cleaning, etc., to make your home show best to buyers?
- Have you thought about where you will go once your house sells? Bear in mind, in this highly competitive 2022 market, it is much easier and faster to sell a house than it is to buy a house. In some cases, you may want to consider waiting to list your home until you’ve secured somewhere to stay once you sell it. Therefore, the sooner you figure this piece out, the better you’ll be able to sell by the time you want to.
In this highly competitive market right now, homes across the U.S. are selling much faster than in years past. Currently, homes are spending an average of about 25 days on the market before going under contract. After an offer is accepted, you can expect another 30- to 45- day closing period before the home is officially sold. Therefore, the time you can expect to sell a house from start to finish is about 55-70 days.
That means if you’re hoping to have the house sold by Easter, you’ve got to start getting things in order now. Not only will this give you enough time, it will also help your chances of getting the most dollars out of your home. The authors of the book Zillow Talk recommend listing your home anytime between mid-March and mid-April in order to have your home sell for about 15% faster (and about 2% more) than at any other time of the year.
